Water Heaters

Reliable hot water, sized for your home and built for hard water.

Expert Water Heaters

Most people don't think about their water heater until the shower runs cold. By then, the unit is often near the end of its life.

We repair, replace, and install tank, tankless, and heat pump water heaters. We look at how your household uses hot water and the condition of your current unit before recommending repair or replacement.

✦

Signs your water heater needs attention

  • Hot water runs out faster than it used to
  • Rumbling or popping sounds from the tank
  • Rusty or discolored hot water
  • Water pooling around the base of the tank
  • A pilot light that won't stay lit, or an electric unit that trips the breaker
  • An older unit showing any of the signs above

What wears out water heaters in the Treasure Valley

  • Hard water leaves sediment in the bottom of the tank. That reduces capacity and makes the heater work harder.
  • Anode rods, which protect the tank from corrosion, wear out faster in hard water.
  • Cold winter inlet water increases the load on the heater.
  • Failed dip tubes and heating elements reduce hot water supply.

Nampa Plumber FAQ

Water Heaters Questions, Answered

Straight answers from local plumbers who've been working in Nampa and the Treasure Valley since 1960.

How long do water heaters last?

+

Treasure Valley water runs hard, which shortens the life of a standard tank water heater compared to softer-water regions. Flushing the tank annually and replacing the anode rod on schedule can stretch that out considerably.

Should I switch to a tankless water heater?

+

Tankless can be a great fit for growing households or homes where the heater is in conditioned space. They last longer and deliver continuous hot water, but the upfront cost is higher. We'll walk you through both options honestly so you can decide what makes sense.

How much does a new water heater install cost?

+

Cost depends on the unit size, fuel type, venting, and any code-required updates at the install. We'll provide a written estimate before any work begins so you know exactly what you're paying for.

My water heater is leaking — is it an emergency?

+

If water is actively coming out of the tank body (not just a fitting), the tank has failed and needs replacement before it ruptures. Shut off the water supply at the cold inlet valve and call us at 208.466.3707. If a connection is dripping, it's usually a quick fix.

Do you pull permits for water heater replacements?

+

Yes — when a permit is required by your local jurisdiction, we pull it, install to code, and meet the inspector so you don't have to think about it.

What size water heater do I need?

+

For a tank, size is driven by household size, number of bathrooms, and peak-hour demand — most Treasure Valley homes land at 40 or 50 gallons. For tankless, it's about flow rate and the temperature rise required for our cold winter inlet water. We'll size it based on your real usage, not a one-size-fits-all chart.

Why is my hot water running out faster than it used to?

+

Three common causes: sediment built up in the bottom of the tank (loses capacity), a failed dip tube (cold water mixes into the hot outlet), or a worn-out lower heating element. A flush and inspection tells us which one before we replace anything.

Should I install a water softener with my new heater?

+

If you're on hard Treasure Valley water — and you almost certainly are — a softener will dramatically extend the life of a new tank or tankless unit. Several tankless manufacturers actually require softened water to keep the warranty in force. We'll talk through the trade-offs.

Gas, electric, or heat pump — which is best?

+

Natural gas is usually the cheapest to run if you already have a gas line and proper venting. Heat-pump electric is the most efficient and qualifies for utility rebates, but needs the right install location. Standard electric is the simplest to install. We'll match the heater to your home, not the other way around.

Can you recirculate hot water so it shows up faster at the far bathroom?

+

Yes. We install dedicated recirculation pumps and on-demand systems that get hot water to the farthest fixture in seconds instead of minutes — a big quality-of-life upgrade in larger or single-story Treasure Valley homes.
